Asset Register – Land and Buildings

At 31st March 2024, the following land and building assets were owned by Birchwood Town Council.  They are all based at Parkers Farm, Delenty Drive, Birchwood Warrington, WA3 6AN:

(1)         Grade II listed Farmhouse (dated 1709) – used as office building (approximately 165m2).

(2)         Barn building, split into several separate areas – used as workshop, garage, storage and general compound area (approximately 386m2).

(3)         Side building adjoining farmhouse, contains the Mess Room and disabled toilet (approximately 175m2).

(4)         Car Park – for Council staff, visitors and some visitors to Birchwood Youth & Community Centre (BYCC) (approximately 490m2).

(5)         Freehold Land that is leased by BYCC – includes the land that BYCC is built on, 5 allocated parking spaces for BYCC, a patio area and raised grassed area to the rear of BYCC (approximately 800m2).

The basis of the valuation of these assets is:

(1)         Farmhouse/office building purchased in 1998 at the original purchase price of £25,000.

(2)         Barn building  purchased in 2001 at the original purchase price of £40,000.

(3)         Side building (inc. Mess Room) renovated as part of the barn renovations.

(4)         Car Park purchased in 2005 at the original purchase price of £3,000.

(5)         Freehold Land leased to BYCC purchased in 2021at the original purchase price of £12,000.

In 2008 the valuation of BTC’s land and buildings (after major refurbishment) undertaken by a local valuation agent, estimated a market valuation of £440,000 at that point in time.

Subsequently, in 2021, the land on which Birchwood Youth and Community Centre stands was purchased.

For information:

In 2020 the insurance value for the office/barn complex was £1,028,870.24.

In 2021 the insurance rebuild valuation for the office/barn complex was £776,243.98.
